The Boonville Apartments provide 12 apartments to low income families living in Anderson Valley.

The Boonville Apartments

The Boonville Apartments, located at the south end of town, provide 12 affordable, well-maintained one-bedroom rentals for income-eligible small families. The maximum family size is three people. To be eligible for occupancy, tenants must have household incomes in the “very-low income” bracket per state income limits.

The Apartments are consistently fully rented, but we do have a waiting list. If you or someone you know is interested in applying for the waiting list, please contact AVHA at 707 895-3525. Assistance is available to help applicants complete the required forms. Sometimes the wait is long, but the affordable rent and well-maintained facilities makes the wait well worthwhile.

The history of the Boonville Apartments

AVHA purchased a run-down motel complex in 1991. Now those buildings constitute the safe, well-maintained facility known as the Boonville Apartments.

AVHA continually works not just to maintain, but to upgrade the facility. A major project completed during the winter of 2011-2012 included completely reworking the drainage system at the complex and repaving the driveway. At the same time, Ferrellgas installed all-new propane lines, regulators and meters for the individual tenants and replaced the large propane tank with two smaller ones.

Thanks to the Community Development Commission of Mendocino County (CDC), we were able to both refinance our existing loan with CDC and add to the loan using Community Development Block Grant (CDBG) program income funds, all at 0% interest, to pay for these much-needed improvements.

In the fall of 2012, AVHA embarked on a long-term maintenance plan for the Apartments, giving the buildings a much-needed paint job and improving the appearance of the Apartments while bringing our long-term maintenance costs in line. This project improved our tenants’ comfort and lowered their utility bills.

Thanks in part to a 2015 Community Benefit Fund grant from the Mendocino County Board of Supervisors, we were able to replace eight water heaters at the Boonville Apartments. Thanks to Rich Khel for doing excellent work. We particularly appreciated the support of then-Supervisor Dan Hamburg in making this project possible.

The acquisition and rehabilitation of the Boonville Apartments was made possible through grants from the state of California for farm worker and low-income rental housing. AVHA has also received loans from the Community Development Commission of Mendocino County, and has received extensive support from Rural Community Assistance Corporation (RCAC).
